Our Phoenix Home is For Sale!
Our home has officially been listed for sale!
We're Pack Rats to the bone - it took me a solid ten days of decluttering, cleaning, hosting a Moving Sale, and more to be ready for photos.
On top of that, we also cleared out the boys' (now men, technically) rooms, since they had a bit of hodge-podge furniture from our previous home. We moved here December of 2021, knowing we didn't plan to be here all that long. I only purchased a sectional, bar stools, and a dining table for the new home since aesthetically, it was a polar opposite of our previous home.
While both Nathan and I have active real estate licenses, liability-wise, our brokers were not excited about any of their agents listing their personal homes, so I selected a flat-fee broker. He had a photographer out, and allowed me to "Virtually Stage" our empty rooms. Virtual Staging AI was the winner! I only needed a handful of photos edited, so I did the most basic package for $29. That allowed me to make unlimited renderings on six photos, which worked out perfectly.

By contrast, when I last worked for a home builder in 2023, we were paying $30 PER PHOTO to have a Virtual Stager do what this program does for less than $5. Virtual Staging AI offers larger packages that bring the cost-per-photo as low as under $1.
With the home officially on the market, now, we wait....for an offer. A holiday weekend means probably low traffic, but the folks that are out looking are going to be serious.
High interest rates aren't helping, so we realistically are hoping to have this home sold before we move. That gives us 75 more days, which is about what the average "days on market" is for our area and price-point. We can move without the home being sold, it would just be a lot easier if it was wrapped up.
Also, being Pack Rats (and a little sloppy), keeping this home "show ready" at all times will quickly crush my soul! It's a LOT of work!
